Chimney Sweep and Cleaning in Tour 18

The Estates at Tour 18 is a gated, guarded golf course community on the far west side of Flower Mound, reached from FM 1171 (Cross Timbers Rd). It is built around Tour 18 Dallas at 8718 Amen Corner, the course that opened in 1995 with replicas of famous holes, including the Amen Corner stretch from Augusta National as its finish and the island green from TPC Sawgrass as its ninth. The homes in Sections 1, 2 and 3, on streets like Masters Ct, Doral Ct, Oakmont Ct, Baltusrol Dr and Lighthouse Dr, were built from about 1995 through the early 2000s on lots of 1.5 to 2.2 acres. They run 5,000 to nearly 9,000 square feet, with stone and brick exteriors and, in most cases, three or more fireplaces. The community is zoned to Argyle ISD.

Flower Mound Chimney Sweep Professionals handles a chimney sweep in Tour 18 as a whole-house job. Each fireplace gets drop cloths, a sealed opening and a HEPA vacuum, then the flue, smoke chamber and firebox are brushed with rods sized to the clay tile or liner. The camera goes up every flue afterward. A big masonry fireplace with a wide throat builds creosote faster than a small one, and the glazed kind needs creosote removal with rotary tools rather than a brush.

Chimney Inspection

A Level 1 chimney inspection comes with every sweep: camera check of each flue, a roof check of every cap, crown and flashing, and a photo report. NFPA 211 calls for a chimney inspection once a year. On an estate with several flues in one chimney stack, a Level 2 inspection with a full video scan confirms each flue is intact and separated from its neighbors, which is what a buyer’s inspector wants to see before a sale.

Chimney Repair in Tour 18

Thirty years of North Texas weather is hard on masonry, and the tall chimneys on Tour 18 homes take the first hit from spring hail. Our chimney repair work in the neighborhood centers on chimney crown repair for cracked concrete crowns, chimney tuckpointing for worn mortar joints, chimney relining with stainless steel where clay tiles have cracked or shifted, chimney flashing repair where the stack meets a slate or tile roof, and custom multi-flue chimney caps in stainless or copper. A leaning or badly cracked stack gets a chimney rebuild estimate with photos. Every repair starts with a free written estimate, and the price in writing is the price you pay.

Fireplace and Gas Log Service

Tour 18 fireplaces are mostly wood-burning masonry with gas starters, with gas log sets in bedrooms and studies. We clean fireboxes and glass doors, replace cracked firebrick, and clean and tune gas starters, burners, pilots and valves as part of gas fireplace repair. Fireplaces that smoke even when clean get a draft diagnosis and, where it fits, a chimney fan. Gas line work is done by a licensed plumber, as Texas law requires, and we coordinate that visit with ours.

Signs a Tour 18 Chimney Needs Attention

  • Cracks or chips visible on the crown from the ground or a drone photo
  • White stains, spalling or loose stone on the chimney stack
  • Smoke in the room when a second fireplace is lit in the same house
  • Flakes of clay tile or shiny black creosote on the smoke shelf
  • A musty smell from a fireplace after rain
  • Chirping in a flue from May through September, which means chimney swifts
  • More than a year since the last inspection, or never since the home was built

Book an inspection on the first sign. On the second, stop lighting that fireplace until it has been scanned and cleared.

How a Visit Works

  1. Book. Call (817) 518-6131 or send the form. Tell us how many fireplaces you have, add us to the gate list, and you get one firm price on the phone.
  2. Protect and sweep. Floors covered at every hearth, fireplaces sealed, HEPA vacuum on, every flue brushed.
  3. Inspect. Camera up each flue, then a roof check of every cap, crown and flashing.
  4. Show you. Before and after photos of every flue and a written list of anything that needs attention, with prices. You decide.

Questions

Tour 18 Chimney FAQs

Do you come into the gated Tour 18 community?

Yes. The Estates at Tour 18 has a guarded gate, so when you book we ask you to add Flower Mound Chimney Sweep Professionals to the guest list for the day of the visit. We give the guard the name on the truck and your address and we are through in a minute.

How many fireplaces can you do in one visit?

As many as the house has. Each flue is swept, camera-checked and photographed on its own and priced per flue. A home with four fireplaces, including an outdoor one, takes most of a day, and we schedule it as one appointment.

What is the typical cost of a chimney sweep on a Tour 18 home?

Price follows the number of flues, the creosote stage and the roof height, and Tour 18 roofs are tall. HomeGuide lists a single-flue sweep with a Level 1 inspection at about $150 to $375 nationally. We give one firm price for the whole house on the phone before we drive out.

Our chimney is stone and about 25 years old. What usually goes wrong?

The crown and the mortar joints. A concrete crown cracks after enough freeze-thaw cycles and hail, water soaks into the stone, and the joints below start to crumble. Crown repair and tuckpointing done early cost a fraction of a rebuild. We photograph the crown on every visit so you can see it change over the years.

Do you do Level 2 inspections when a Tour 18 home sells?

Yes. A Level 2 inspection runs a video camera through every flue from the firebox to the cap and includes a written report. Buyers, sellers and inspectors ask for it on homes at this price, and it is the right inspection after a chimney fire or a lightning strike as well.

Can you fit a chimney fan on a fireplace that always smokes?

Yes. A tall, wide masonry fireplace with a short flue or a tight house will smoke no matter how clean it is. After we rule out blockages and flue size, a draft-inducing chimney fan on top of the flue solves it. We price it in writing before any work.

Do you service outdoor fireplaces on patios and pool decks?

Yes. Outdoor wood-burning fireplaces collect creosote and nests the same as indoor ones, and their caps take the full force of hail. We sweep, inspect and cap them in the same visit as the indoor flues.
