When a Chimney Rebuild in Flower Mound Is the Right Repair
Most chimney problems do not need a rebuild. Flower Mound Chimney Sweep Professionals fixes crowns, mortar joints, flashing and caps every week, and those repairs handle the normal wear on a masonry chimney. A chimney rebuild is for the chimney that has gone past that point: the brick itself is failing, the structure is moving, or a storm or chimney fire has damaged the masonry. We rebuild chimneys in Flower Mound, Lewisville, Southlake and the older neighborhoods near Grapevine Lake and Lake Lewisville where full brick chimneys are common.
The honest line between tuckpointing and a rebuild is simple. If the bricks are sound and the joints are the problem, tuckpoint. If the bricks are spalled across whole faces, if the chimney leans, or if you can move a brick by hand, rebuild. We show you which with photos from the roof, and the written estimate covers only the section that needs rebuilding.
Signs Your Chimney Needs a Rebuild
- The chimney leans or has pulled away from the house
- A stair-step crack runs through the bricks, not just the joints
- Brick faces have popped off (spalling) across large areas
- Bricks are loose or missing near the top
- The crown is gone and the top courses have washed out
- Mortar has failed from the roofline to the top on every side
- Hail, wind or a fallen limb knocked part of the chimney down
- A chimney fire cracked the flue tiles and the surrounding brick
A leaning chimney is a safety issue, not just a cosmetic one. If yours leans, stop using the fireplace and call. Texas has no freeze-thaw season to speak of, but it has hail, 100 degree summers that cook thin crowns, and spring storms with straight-line winds, and those are what push an old chimney over the edge here.
Partial vs. Full Chimney Rebuild
| Partial rebuild | Full rebuild | |
|---|---|---|
| What comes down | From the roofline (or the first sound course) to the top | The whole chimney, sometimes to the foundation |
| Typical reason | Weathered top section, failed crown, spalled upper courses, storm damage | Leaning from the base, foundation movement, fire damage through the structure, failed from top to bottom |
| Time on site | 2 to 4 days plus cure time | 1 to 2 weeks |
| Includes | New brick, flue tile, poured crown, stainless cap, flashing resealed | All of that plus new firebox and smoke chamber if needed |
| How common in Flower Mound | Most rebuilds | Rare, usually after foundation movement |
The part of a chimney above the roof takes all the weather and almost all the damage. The section inside the house stays dry and is usually sound, which is why most rebuilds stop at the roofline.
How We Rebuild a Chimney
- Inspect. A Level 2 inspection with a camera scan of the whole flue and photos of every face from the roof. We find the first sound course of brick and mark where the rebuild starts.
- Quote. Written estimate with the rebuild, crown, cap, liner and flashing as separate lines. Free.
- Protect. Tarps over the roof and landscaping, the fireplace opening sealed inside the house.
- Take down. Brick is removed course by course to the marked line. Sound original brick is cleaned and set aside for reuse where it will match.
- Rebuild. New courses laid in mortar matched to the original type, new clay flue tiles set with refractory mortar and a bond break, laid out to the 3-2-10 height rule in NFPA 211.
- Crown and cap. A poured concrete crown at least 2 inches thick with a slope, a 2 inch overhang and a drip edge, then a stainless steel cap bolted to the flue tile.
- Flashing and finish. Counter flashing re-bedded into the new mortar joints, after photos, and a breathable water repellent once the masonry has cured.
The National Fire Protection Association’s home heating fire safety page covers why a chimney built to the standard matters: a flue that is too short or unlined sends smoke and carbon monoxide back toward the house instead of up and away.
Chimney Tuckpointing
If the inspection shows sound brick with failed joints, we will tell you that a rebuild is more than you need. Chimney tuckpointing cuts out and refills the joints at a fraction of the cost and lasts 25 years or more when the mortar is matched.
Chimney Crown Repair
A failed crown is often the start of the damage that ends in a rebuild. Catching it early means chimney crown repair instead of new brick. Every rebuild includes a new poured crown, and if your crown is the only problem, that is all we quote.
Chimney Relining
A rebuild replaces the flue tiles in the new section. When the camera shows cracked tiles lower in the flue, a stainless steel liner through the full height is installed during the rebuild, before the crown is poured. See chimney relining. After the mortar cures, chimney waterproofing finishes the job, and the main chimney repair page covers everything else we fix.
