Chimney Sweep and Cleaning in Southlake
Southlake homes are big, and so are their fireplaces. Houses in Timarron, Carroll Meadows, the neighborhoods off Southlake Boulevard (FM 1709) and the estates north of Dove Road often have two or three fireplaces: a masonry one in the family room, a gas unit in the master bedroom, sometimes a wood-burning one on the patio. Each flue needs its own chimney sweep when creosote reaches about 1/8 inch, and NFPA 211 calls for every one to be inspected once a year.
Flower Mound Chimney Sweep Professionals sweeps them all in one visit. Drop cloths go down from the door to the hearth, a HEPA vacuum runs the whole time, and the flue, smoke chamber and firebox are brushed with rods sized to clay tile or metal. Then the camera goes up the flue and we check the cap, crown and flashing from the roof. You get photos of all of it before we leave.
Chimney Inspection
A Level 1 chimney inspection comes with every sweep. Southlake sees a lot of home sales, and a buyer’s inspector will often ask for a Level 2 inspection with a full video scan of the flue. We do those for sellers who want to get ahead of the inspection and for buyers who want to know what they are getting. After a chimney fire, a lightning strike or a bad hail storm, Level 2 is the right call too.
Chimney Repair in Southlake
Most Southlake chimneys were built in the 1990s and 2000s, which means the mortar, crowns and flashing are now 20 to 30 years old. Spring hail is the main enemy. It cracks concrete crowns, dents galvanized caps and lifts flashing, and the rain that follows soaks into the brick. Our chimney repair work covers crown repair, flashing, leaks, tuckpointing, liners and chimney caps. Every repair starts with photos and a free written estimate. The price you see is the price you pay.
Fireplace and Gas Log Service
Gas fireplaces are the norm in newer Southlake homes. A pilot that will not stay lit, a burner that lights unevenly or glass that fogs up are all quick gas fireplace repair jobs. We also install and swap gas log sets and clean wood-burning fireboxes and glass doors. Gas line work is done by a licensed plumber, as Texas law requires, and we coordinate that visit with ours.
Signs a Southlake Chimney Needs Attention
- Smoke rolling into the room when you light a fire
- A smoky or musty smell in the house, even in summer
- White stains or crumbling mortar on the outside brick
- Water or rust in the firebox after rain
- Scratching, chirping or droppings in the fireplace
- A gas pilot that keeps going out
- More than a year since the last sweep
Any one of these is enough to book. Two or more means stop using the fireplace until it is checked.
