What Chimney Damper Repair in Flower Mound Covers
The damper is the metal door inside your chimney. Open, it lets smoke out. Closed, it keeps your heated or cooled air in the house. Flower Mound Chimney Sweep Professionals repairs chimney dampers in Flower Mound as part of a sweep or inspection, and as a stand-alone call when the damper is the only problem.
A damper visit goes like this:
- Look and test. We open and close the damper, check the plate, hinge, frame and handle, and look at the smoke shelf behind it.
- Clear the cause. Most stuck dampers are jammed by creosote flakes, rust or broken firebrick on the smoke shelf. We vacuum the shelf and brush the frame.
- Repair or replace. A slipped handle goes back on its track. A rusted or warped plate is replaced. A cracked frame, or a plate that no longer seals, usually means a top-sealing damper is the better fix.
- Show you. You get before and after photos and a written price before any part is replaced.
Throat Dampers and Top-Sealing Dampers
| Damper type | Where it sits | Pros | Cons |
|---|---|---|---|
| Throat damper | Just above the firebox, below the smoke chamber | Built into most masonry fireplaces, easy to reach | Thin cast iron or steel warps and rusts, never seals tight |
| Top-sealing damper | On top of the flue, worked by a cable in the firebox | Rubber gasket seals tight, keeps out rain and animals, doubles as a cap | Cable can stick if not maintained, needs roof access to install |
| Factory-built damper | Inside a prefab metal fireplace | Light and simple | Replacement parts must match the fireplace model |
In the 1990s and 2000s homes around Bridlewood, Wellington and Lakeside DFW, most fireplaces are factory-built units with a small steel damper near the top of the firebox. Those plates bend when a fire is overloaded with wood. Masonry fireplaces in the older homes near Grapevine Lake have cast iron throat dampers that rust from rain coming down an uncapped flue.
Which one you have decides the repair. A masonry throat damper can take a new plate, a new handle or a replacement frame set in refractory mortar. A factory-built damper has to be replaced with the part made for that fireplace model, so we photograph the data plate inside the firebox and order the matching piece. When the frame is cracked or the plate no longer seats, a top-sealing damper is usually the lower-cost fix, because it skips the masonry work and seals better than the original ever did.
Why Dampers Fail in Flower Mound
- Rain. A missing or torn chimney cap lets every spring storm pour water onto the damper plate. Rust seizes the hinge within a few seasons.
- Heat. A fire built too big for the firebox warps a thin damper plate. Once warped, it never seats again.
- Debris. Creosote flakes, falling mortar and pieces of firebrick collect on the smoke shelf and wedge the plate.
- Gas log clamps. Vented gas logs require the damper held open. If the clamp was removed or the damper was forced past it, the handle or the frame cracks.
- Humidity. Our humid summers keep a closed, uncapped flue damp for months, which speeds up rust.
A damper that does not close costs you money every day the fireplace is not in use. The Chimney Safety Institute of America describes a tight-sealing top-mounted damper as the way to stop air, odor and moisture coming down an unused flue.
Signs You Need Chimney Damper Repair
- The handle moves but the plate does not
- The damper will not open all the way, and fires smoke
- You feel a cold draft from the fireplace in winter or hot air in summer
- A smoky or musty smell comes from the fireplace when it is not in use
- Rust flakes on the firebox floor
- The handle is bent, loose or missing
- You cannot tell whether the damper is open or closed
If the damper is stuck closed or part way, do not light a fire until it is fixed. Smoke will roll into the room. A damper stuck open is safe to burn with, but every day it stays open your heated or cooled air goes up the flue, and in a Flower Mound summer that is a lot of cooled air.
Chimney Downdraft Repair
A fireplace that smokes with the damper wide open has a draft problem, not a damper problem. Our chimney downdraft repair page explains the causes, from house pressure to flue size and chimney height, and the fixes that work. We check the damper first because it is the cheapest cause to rule out.
Fireplace Repair
Damper problems often come with a cracked firebox panel, loose lintel or a worn smoke chamber, because the same heat and water cause all of them. Our fireplace repair page covers those repairs, and the gas log installation page explains how dampers and gas logs work together. Every damper repair starts with the Level 1 chimney inspection included in each sweep, so you see the whole system, not just the damper.
